Re-assessment of Real Property

Units in the Glen are now being sold at a lower price than in the past. A request to the County Tax collector for information about how to be assured that the County would consider these lower prices, when figuring the next property tax bill. The required form was identified.

Good morning Kenneth,

According to our records and those of the Monterey County Recorder's Office, it appears that the sales price recorded on 10/3/08 and accepted for 007-612-020 known as 96 Glenlake Dr, PG is $597k.

The sales price establishes your base value which then used to generate our tax bill. You are taxed 1% of the based value + 2% is added as an inflation factor as mandated by the State Board of Equalization + direct assessments (voter approved charges passed on to the property owner based on the area the property is located) = total annual tax bill.

In the declining market that we currently face, Real Property Law indicates that we must establish the assessed value as of 1/1 of each year. In your case the assessed value that existed on your property was deemed to be ok as of the 1/1/08 which was then used to create the current 2008-2009 tax bill. We are aware that the values continue to decline and we are being proactive in reviewing all of the property values to determine the 1/1/09 values that will be used to create the 2009-2010 tax bill.

As you will note the current owner for 007-612-020 new purchase price values will be used to generate 2009-2010 tax bills. For the current tax bill (2008-2009) their tax bill is based on the prior owner's values and will be receiving a supplemental bill for the difference in value.
