3.0   AGENDA REVIEW / RESIDENT REQUESTS – none

4.0   APPROVAL OF MINUTES – Motion by Stephanie Lee, seconded by Candy Pollock, to accept minutes from 10/18/05. Motion carries.

5.0   REPORTS

5.01 FINANCIAL REPORTS –The balance sheet as presented by Joseph Chaffers was reviewed and accepted Jim Ray advises no report.

5.02 WELCOMING REPORT – Lynn Bomberger reported that Margaret Tyler has become a full-time resident.

5.03 WEBSITE REPORT – Ken Morley reported the sewer cleanout locations for each unit will be on the website. Stephanie Lee will get the Emergency Preparedness questionnaire to Glen Grossman to post on the website.

5.04 GARDENING REPORT –Candy Pollock reported that the gardeners are doing a good job, replacing plants as needed. She also advised that the resident who has been trimming trees has been advised that since trees are on common ground, they are maintained by the Association and to safety of the trees and residents and to eliminate potential liability they should cease trimming trees outside their unit. Jack and Candy will see if they have a copy of Susan’s contract and if so, will forward it to Joseph Chaffers.

5.05 RULE COMPLIANCE REPORT

- There was discussion about dog waste. Not only is there a Glen rule, but there is also a City ordinance requiring dog owners to pick up their pets’ waste. Motion by Candy Pollock, seconded by Stephanie Lee, that any resident within The Glen caught not cleaning up their dog’s waste will be fined $50. Motion carries. Candy has also included an article on this in the Glen Gazette.

- Betty Lauritson asked for clarification about rules regarding resident’s making noise. She is hearing loud music late at night. No action requested.

Jack Rugar pointed out that there is a lot of garbage behind the free-standing garages. At some point it will be hauled off.

5.06 MAINTENANCE REPORT

Jack Rugar reported the duck house has beached. There was consensus that someone will be hired to dump it.

Sale of two units (#s 25 and 26) resulted in Section I work. He has received a bid of $500-600 to repair.

5.07 LAKE REPORT – No report, but residents asked about dam repair. Jack Rugar suggested we discuss a permanent fix at the next meeting. There was discussion about potential liability from someone falling in the lake. Glen Grossman reminded us that our insurance broker, Jeff Kane, hadn’t deemed it an issue of concern.

5.08 WILDLIFE CONTROL REPORT – Jack Rugar reported eight raccoons trapped since the last report at a rate of $100/raccoon. He will request the City block the sewers outside The Glen.

5.09 ARCHITECTURAL CONTROL REPORT – Ken Morley reports the committee gave Wolfgang Haas approval to replace his garage door.

5.10 AD HOC COMMITTEES:

5.10.1 Document Revision – Glen Grossman reported the committee had not had the opportunity to meet so they had not reviewed the CC&R revision work submitted by the attorney. Jack Rugar requested the committee meet and report to the Board at the next meeting. 

5.11 NEWSLETTER ITEMS: Candy Pollock reported the newsletter is ready for approval.

6.0   UNFINISHED BUSINESS

6.01 Reserve Study – Jim Ray presented the Study from Barrera. It was accepted over Glen Grossman’s objection due to the Hold Harmless clause.

6.02 Landlord Compliance with Rule C.2. – Joseph Chaffers reported he has received names of all but one tenant.

6.03 Chain Link Fence - Jack Rugar reported the fence has been installed at a discounted rate.

6.04 Street Repair – Jack Rugar revisited the estimate from Ty Seeders of Granite Construction to put down seal coat on the street to preserve Glen Lake Drive. Action was tabled until the Spring since work requires at least a week of dry weather.

7.0 NEW BUSINESS –

7.01 Committee Assignments/Board Member Responsibilities – Glen Grossman indicated he was not able to do all the things that Jim Ray did as Treasurer. After discussion, it was determined that the invoices require review prior to forwarding to Joseph for payment, but would not require as much documentation. Stephanie Lee suggested she get the mail and distribute it as required.

9.0 FUTURE BOARD MEETING / ADJOURNMENT – 01/17/06 at the Forest Grove HOA Clubhouse, Forest Lodge Road, Pacific Grove, CA.
